My part: for a sizeable semi-custom home building company providing right hand assistance at multiple venues for the Principal.

Presently: building 12 homes with hands on field supervision and business development role of sales, also; business strategy and project management, plan designing, and tackling daily issues.

Carried out; estimating and takeoffs, total cost analysis, feasibility studies. Performed; hard bid and conceptual approaches toward the summary categorized with CSI divisional system.  Separated quantitative materials specifics/ and trade labor costs, scripted proposals, bid packages, created build manuals, schedules. High end timber frame mountain structures.


CONSTRUCTION & BUSINESS 16 YEARS Wingate Homes & Design Corporation, Rochester & Charleviox, MI   (1991-2007)    

Utilized fundamentals to secure new business, support clientele, manage business and field:

Construction Performance concurrently over 16 years as Principal drove complex construction; ground-up projects and established business fundamentals with an emphasis on higher end estate homes 4,000 -7,500 sqft, and commercial capital improvements, business finishes.   

Business Development, priority to: secure new projects, conducted presentations amid clientele with detailed proposals and thoroughly explaining and clarifying: methods, costs, budget parameters, plan design/shop drawings, schedule, feasibility and site challenges, change control system.    

Simplify & Streamline, Pre-Construction to Final performed solid abilities for; cost analysis and schedule preparation, trade/vendor bid scrutiny, negotiation of labor/materials agreements, plan design, legal docs, and a firm field supervision role directing 40-45 independent trades.

Performed Construction Management, Sales, Marketing, for 5 concurrent plat and PUD land developments consisting of semi-custom single family homes, also; multifamily, retail strip, and apartment.    

In Cooperation Initiated a Professional Organization   by creating an umbrella alliance between Building and Development Corporation in full support of 12 Building Companies conducting ground up construction on behalf of the Land Corporation for: structured sales, marketing, construction management.  

As Construction Manager; provided for; day-to-day demand of project management, required field presence.  Performed; builders reliance for estimating, procurement, plan design role, change orders management, structures planning.

800+ Sales, accomplishment; drove sales, was the catalyst for 90% of 800+ sales; performed as liaise to negotiate sales on behalf of Building Contractors.  Launched the successful marketing program dissimilar from that of the competition for distinct strategy, design, features, staging, and eventually at the time set local mark for competitors method.    

Success:  position required establishing respected fiduciary relationships with Builders and maintaining a total conviction. Was; committed on my part toward the completion of 800+ structures, $150,000,000.00 in values with attainable profits for all.
